Studio X was appointed by Yau Shing Land to carry out a comprehensive Asset Enhancement Initiative for Yau Shing Commercial Centre — a prime commercial property in Mong Kok that, after 30 years of use, needed a fundamental rethink of its podium levels to remain commercially competitive. The scope covered feasibility study, schematic and detail design, tender documentation and management, and full project management and site supervision.
The ground floor was completely replanned to maximise leasable area, improve circulation, and introduce more logical entrance points. Retail planning was formulated to create maximum openness to the surrounding walkways, with a range of unit sizes designed to broaden the tenant mix and improve long-term leasability.
The podium facade now features a 1,000 sqft high-definition LED screen — the largest in Mong Kok — positioned to command maximum attention from the busy but visually congested streets below. On the fourth floor, a redundant rooftop was cleared of plant equipment and redesigned as an al fresco F&B terrace, connected seamlessly to an indoor unit — introducing a genuinely new typology and a reason for vertical circulation within the building.
A key focus for the team was how to capitalise on passing traffic, and encourage serendipitous shopping. We replanned the entire podium ground floor and increased shopfront porosity at street-level.


(Approach)All the existing windows were removed and their geometry corrected to ensure perfect alignment and logic. This helped to give the 3D digital wall a sense of belonging but also made the shop-window displays more coherent for customer to see and read.
