Designed as a high-specification workplace for 8, with flexible hot desks and a central Director’s pavilion using switchable glass, expanding into a boardroom and event space.

Our client, a boutique wealth management firm, invested in a unit in Central busy Lyndhurst Terrace and were keen to invest in a long term and high-quality fit-out.
The space includes hosting & meeting facilities along with a meeting room that can be easily converted into two offices via two moveable drinks cabinet/bookcases, shower washroom, built-in wardrobes and washroom facilities and discreetly positioned breakout spaces.
Through negotiation with the building landlord, we were also able to persuade them to allow us to extend the client's finishes into the common lobby to create a unified feel across the entire floor space.
The office was carefully planned so every inch of the floorplate works as hard as possible, maximising value for this owner-occupied space while maintaining a refined and coherent workplace environment.

(Approach)Because the unit was owner-occupied, Studio X was able to negotiate with the landlord to extend the finishes into the lift lobby — giving the arrival sequence a unified feel.
The result is an office that feels larger than it is and begins before you reach the front door.

The brief demanded a level of finish and specification well above the typical Central office fit-out. Every element — joinery, lighting, hardware, floor finishes — was selected for quality and longevity, reflecting the client's intention to invest in a workplace that would serve the business for the long term.


The programme was complex for a space of this size. Achieving a switchable meeting room, a fold-out bureau system, a shower and wardrobe facility, and a director's pavilion within 1,600 sqft required precise planning and close coordination with the contractor throughout the build.
