Guideline Packages are commonly commissioned for multi-site brands, phased developments, or environments requiring long-term control and clarity across multiple stakeholders.

Construction Support focuses on protecting design intent as the project is built. During this stage, we remain actively involved to respond to site conditions, coordinate design clarifications, and resolve issues as they arise.

We review shop drawings, attend site meetings where appropriate, and work closely with contractors and consultants to ensure the design is delivered accurately and in line with the agreed scope. The emphasis is on timely decision-making, practical problem-solving, and maintaining momentum on site.

Tender Management is where pricing is tested and decisions are made with clarity. We manage the tender process to ensure submissions are properly understood, comparable, and aligned with the defined scope.

We respond to contractor queries, issue clarifications, and review tenders in detail, identifying assumptions, exclusions, and risk areas that could affect cost, programme, or quality. Where required, we support value alignment discussions to resolve discrepancies without compromising intent.

This is a decision-making stage. Options are deliberately pressure-tested with stakeholders, operators, and consultants to establish clarity early, reducing risk, rework, and cost escalation later in the process.

For some projects, Concept Design is a standalone engagement used to set direction, secure internal alignment, or support investment decisions. For others, it becomes the strategic and creative foundation for schematic and detailed design that follows.
